A lender's own rule

Many lenders add their own requirements on top of VA guidelines. Another lender may not have that same rule.

Sometimes a quick look at a score is where the review ended. A full look at credit, income and debts can tell a different story.

Sometimes there is something to work on. When that's the case, you deserve to know exactly what it is and what to do next.

The VA itself does not set a minimum credit score.

Many veterans are told every VA loan needs a 620. Individual lenders choose their own cutoff, and those cutoffs are not all the same.

A new account can change your score and your debt picture.

A new monthly payment can lower what you may qualify for.

Undocumented deposits can create underwriting questions.

Some payments can have effects you don't expect. Let's look at it together first.

A job change can affect how your income is counted.

About me

I served four and a half years in the U.S. Air Force, and I'm a disabled veteran. For more than 22 years I've helped veterans get into homes, and I work with veterans anywhere in Texas.

When another lender has told you no, I don't look at your score and search for a reason to decline. I look at your whole picture, explain what I find, and look for a responsible path to yes. When the answer isn't yes today, I tell you why and what to do next.
